SM Prime Holdings Inc.’s commercial property unit, SM Offices, has launched its 15th office development outside Metro Manila as it continues its regional expansion.

Located within the SM City Sta. Rosa complex, the The Core Tower Three in Sta. Rosa, Laguna, is part of a P1.6-billion, three-building office development that will add more than 27,000 square meters of leasable space to the South Luzon market.

SM Offices said the project targeted business process outsourcing (BPO), technology, and professional services firms seeking scalable, high-grade workspaces in the Calabarzon (Cavite, Laguna, Batangas, Rizal, and Quezon) region.

“The Core Towers reflects the growing demand for future-ready office spaces in regional growth centers like Sta. Rosa,” SM Prime Vice President Alexis Ortiga said.

“We are seeing sustained interest from companies looking for scalable locations that combine operational efficiency with strong local talent pools.”

The project brings SM Offices’ total office portfolio to over one million square meters, with more than a fifth of the developments located outside the capital. 

It noted that Calabarzon accounted for 14.7 percent of the country’s gross domestic product in 2024, underscoring the region’s economic significance. 

Designed by ASYA Design Partner, the towers offer flexible fit-out options, high-speed telecom connectivity, 24/7 building management, and 100 percent backup power. 

Each tower is also connected to key transport routes such as the South Luzon Expressway, Cavite-Laguna Expressway and the old national highway. The property is integrated within the mall complex, providing tenants convenient access to retail, dining, and public transit amenities. 

Several firms have already begun operations in the building, with leasing activity ongoing, SM Offices said.

It added that early tenants cited infrastructure readiness, workforce availability, and strategic location as the major factors behind their expansion in Sta. Rosa. 

SM Offices said The Core Towers is expected to create more than 6,000 jobs through tenant operations and building services. 

“With its prime location, seamless mall integration and enterprise-grade infrastructure, The Core Towers reinforces SM Offices’ position as a preferred partner for companies scaling in regional markets,” it said.

SM Prime shares on Thursday rose 45 centavos, or 1.83 percent, to close at P25.05 each, bucking the weaker broader market as the benchmark Philippine Stock Exchange index retreated by 0.63 percent.
